What other payment do I make apart from the payment for the land?

Survey plan, legal documentation, developmental level, architectural design etc.

When does paper allocation start?

Paper allocation will take place after completion of payment of land, legal documents, survey plan and developmental fee plus other charges.

When will my plot be allotted to me?

In batches after paper allocation.

Can I start construction on the land now?

Yes, you can start working on the land immediately after paper & physical allocation.

What do I get after the completion of payment for the land, survey and title?

Receipt, acknowledgement letter, deed of contract, letter of allocation, estate covenant, survey plan, deed of assignment and copy of global CofO.

Does GRAMZ INVESTMENT & ASSET LIMITED have certificate of occupancy (C of O)?

GRAMZ INVESTMENT & ASSET LIMITED initiates the process of getting C of O immediately as part of the acquisition process.

What about omo-oniles?

You will not have any nexus with omo-oniles, no omo-onile wahala. If at all there is, we deal with them not you.

What title would I get eventually?

Deed of sub-lease/assignment of the unexpired term of 99 years one day.

What happen if I cannot complete the payment of the monthly subscription?

If your land is revoked due to irregular payment of your subscription or you indicate your interest as discontinuing the transaction, refund is subject to resale of your plot(s) and you get your contribution less 50% administrative charges or you bring someone to continue your subscription.

Can I pay a deposit and pay the balance anytime within the duration of tenure chosen (e.g. 6/12/18/24/36/48 months)?

After the payment of initial deposit, you are expected to pay the balance monthly, inability to make payment as at when due will be treated as fundamental breach of contract which can result to termination or revocation of contract. We may need not to put you in notice in this case.

Does GRAMZ INVESTMENT & ASSET LIMITED charges interest on the balance of payment?

No. the transaction is interest free.

Can I resell my plots/property?

GRAMZ INVESTMENT & ASSET LIMITED can buy back plots from subscribers who have paid up on their land(s) or assist to get a buyer but a charge of 20% agent fee is deducted you’re your purchase/selling/current price in either of the cases.

NOTE; the transfer fee is also payable by either of the parties (seller or buyer)

Can I pay to your agents?

While we are not discrediting anybody, we strongly advise that cash should be paid directly to GRAMZ INVESTMENT & ASSET LIMITED designated bank accounts. Otherwise cheques should be issued in favors of GRAMZ INVESTMENT & ASSET LIMITED only.
